Who Can Prepare a P&L for a Mortgage? (Does It Have to Be a CPA?)
Short answer: it depends on the loan program. Some bank statement programs require the profit & loss statement to come from a CPA, EA, or licensed tax preparer. Others accept a P&L prepared by a third-party bookkeeper, and some allow the borrower to prepare it themselves. The only source of truth is your lender's current guidelines.
The three preparer standards you'll see in guidelines
Across bank statement and other non-QM programs, P&L preparer requirements generally fall into three buckets. The strictest programs name credentialed tax professionals only — CPA, enrolled agent, or a licensed/registered tax preparer. A second group accepts a P&L from any third-party preparer, such as a bookkeeping service, sometimes alongside the borrower's attestation. The most flexible programs accept a borrower-prepared P&L, usually supported by the bank statements themselves.
Wholesale lenders publish these requirements in their program matrices, and they change. A program that required a CPA letter last year may accept a third-party P&L today, or the reverse. Before you tell a borrower who needs to prepare their P&L, pull the current matrix.
Why "just have your CPA do it" stalls files
Even when a CPA-prepared P&L isn't strictly required, many LOs default to sending the borrower to their accountant. Two problems: many self-employed borrowers don't have an ongoing CPA relationship — they use seasonal tax prep — and the CPAs who do know them are buried from January through April and often decline non-tax engagement letters entirely. Files sit for weeks waiting on a document the program may not even require to come from a CPA.
Where a bookkeeper-prepared P&L fits
When your program accepts a third-party-prepared P&L, a bookkeeping service can typically turn one around far faster than tax season allows — because the work is transaction categorization, not tax opinion. A properly prepared P&L for lending purposes organizes deposits by source, maps expenses to Schedule C-style categories, and separates out owner draws and account transfers so income isn't overstated.
And when your program does require a CPA or EA, clean bookkeeping still shortens the path: a credentialed preparer can review and sign off on organized books far faster than they can reconstruct a year of raw statements.
What to check before assigning the P&L
Three lines in your program guidelines answer everything: who may prepare the P&L, what period it must cover (and whether it must match the statement months), and whether the P&L income must be within a tolerance of the deposits shown on statements. Get those three answers first and the document only has to be produced once.
